The building is aesthetically significant on a LOCAL level. It demonstrates important design qualities of the Victorian Vernacular style including original external wall material and chimney, though the integrity of the site is fair.
The schoolhouse is historically significant on a REGIONAL level. It is associated with the early history of education in the region, particularly the northern part of Geelong, and the attempts by various local figures and communities to establish a school.
It is socially significant on a LOCAL level. It is highly valued by the community for its educational associates.
Overall, it is culturally significant at a LOCAL level.

Corio Primary School No 124 - Physical Description 1
The Corio Common School was a single room rectangular bluestone building with dimensions 28x18 feet. The gable roof was clad in shingles. Little of the original fabric remains after the 1981 fire. Apparently only the walls were left standing after the fire.
