Statement of Significance
Historically, typifies the early residential role of this area for some of the successful North Melbourne businessmen and was built for a former mayor of the area and co-founder of one of the more prolific stained glass fabricators in Victoria: of metropolitan importance.
Architecturally, an undistinguished design in a common metropolitan mode by an 'uncommon' type for Flemington and Kensington, part of a traditional Catholic church-school-presbytery complex and part of an important precinct: of metropolitan interest.

ST BRENDAN'S PRESBYTERY - Physical Description 1
A large asymmetrically planned stuccoed Italianate styled house with a return cast-iron verandah of two levels and a slated hip-roof. Fellow North Melbourne manufacturer, Angus Maclean's iron balustrade pattern is used above and below panelled verandah frieze work. Otherwise the house has little architectural modelling or detail, except the obligatory bracketted eaves and castellated chimney tops. A sympathetic picket fence, probably from c.1910, is used at the frontage as is some exotic planting.
The fence has been replaced; and the once extensive stabling at the rear removed.
Streetscape
One of a highly significant residential and Civic group, complementing the large homes opposite (36, 38 Wellington Street) and now providing the typical residential component of a distinguished Catholic church-education complex.Heritage Study and Grading
