Three Bears cottage is significant:
- as the last built connection with the regionally significant Haughton family who were instrumental in shaping the local landscape and subsequent bush lifestyle;
- for the distinctive design of the house and use of uncommon building materials and elements, with possible links to the Griffin school of design
- as a well preserved example of a weekender in the Shire that in this case started a distinctive lifestyle in the form of the Environmental Living Zone (1982-)-

DESCRIPTION
The design of this gabled rustic cottage is unusual, with a Modernist character evoked by the window strips meeting at one corner, the massive stone fireplace on the north side, and the combination of materials, including pressed metal ribbed wall sheeting (fixed to sawn hardwood frames) and rubblefreestone for walls. An expressed and battered rendered sill follows the window strip line around the building, above the stone and under the 'Millers Weathered Iron '" Australia'metal sheet. Millers sheet is also usedon the roof. The battered sill is made of timber when used above the sheet metal lower walls. Round corrugated iron water tanks are located at one end of the house.
Millers sheet is rare and has been identified elsewhere at Eric Nichol's own home in Hawthorn, underscoring the Griffin school connection with Haughton [ Lewis 2005]. The T-shape plan is also a link with Griffin as is the use of canvas clad raked ceilings. Ripple iron is used on the lower parts of some walls instead of stone.
Inside there are remnants of a canvas ceiling hanging from the raked sawn C-) ceiling frame, while the upper roof framing is pole section. Composition soft board lining remains on some walls, with pressed metal wall vents. The timber framed windows are casement type with rare moulded metal architraves in a common inter-war lambs tongue profile. The porcelain. kitchen sink remain in its draining board frame but the actual scrubbed pine boards have been removed.

The quad roof gutter, parts of the wall and ceiling lining, joinery, and the floor have been removed/replaced.
