Statement of Significance
ELTHAM STUDY STATEMENT OF SIGNIFICANCE:
The Poplar Cottage property is apparently one of the oldest surviving farm house sites in the Nutfield area and the Lombardy Poplars and other mature exotic planting are associated with and remnants of the farm house garden around the cottage. The form and size of these trees makes them local landmarks and mature exotic trees are quite rare in this area.
REVISED STATEMENT OF SIGNIFICANCE (with AHC criteria)
The Poplar Cottage or Kinrade farm house and the surrounding mature trees are significant to the Nutfield area:
- as one of the oldest surviving farm houses in the Nutfield area, expressive of early land selection and the later orcharding boom in the area (Criterion A4);
- for the long association with district pioneers, the Kinrade family (Criterion H1);
- for the visual prominence of the Lombardy Poplars and other mature exotic planting, the form and size of the poplars makings them local landmarks (Criterion E1) ; and
- for the relative rarity of these mature exotic trees in this area (Criterion B2).

Kinrade farm house and outbuilding and trees - Physical Description 1
ELTHAM STUDY DESCRIPTON:
The Lombardy Poplars have an upright columnar form and would be in excess of 25 metres high; making them prominent landscape features. They are located in a private garden immediately adjacent to Arthur's Creek (at the corner of BANNONS LANE).
Cottage: Style Victorian.
Design standard; north side addition.
Plan rectangular.
Single storeyed.
Walls timber stud construction, weatherboard clad.
Roofs gabled with eaves, rear lean-to, corrugated iron clad.
Features are the modest size of the cottage, the front verandah and the projecting gable roofed section with its chimney; that section is a later addition. The interior has been largely gutted.
REVISED OR EXTENDED DESCRIPTON:
The weatherboard house, as already stated is of two major stages. The verandahed gabled roof section is from the 19th century (possibly 1872-3) and the projecting gabled bay from c1920. The later date is indicated by the higher roof line, deeper eaves, and the centred brick chimney, with its small stove-side windows symmetrically placed either side (chimney bricks over painted). The verandah detail is simple as was typical of early houses. There are also gable finials on the house and on an outbuilding which appears to be from the 20th century.
'Populus nigra' var 'Itallca' .
Its height of 100 ft (30 m) and its suckering habit make this tree unsuitable for small gardens. It has dark, deeply furrowed bark. Its large, diamond-shaped leaves, bronze when young, become bright green and then yellow in fall (autumn); held on thin stalks,. they give an impression of constant movement. The male tree produces black catkins "in mid-winter. Best known of the many cultivars is 'Aurea', the golden poplar. 'Italica' (syn. Populus pyramidalis), the Lombardy poplar, is a male cultivar that is popular for its narrow, columnar shape and fast growth' {Botanica}.
''Populus alba'
From Europe and the Middle East, this species reaches 80 ft (24 m). The leaves have 3 to 5 lobes; and their undersides are covered with white, downy hairs that give a silvery effect in the wind. The leaves turn gold in fall (autumn). In spring the tree carries reddish catkins; the bark is greyish white. It can withstand low moisture levels, salt winds and poor alkaline soils. Because of its suckering roots it grows best in open country. 'Pyramidalis' is conical, and 'Richardii' bears yellowish leaves' {Botanica}.
