Statement of Significance
The former Ballarat Hotel at 15 Patrick Street, Stawell, has significance as a moderately intact example of a rudimentary Victorian style. Built during the second half of the 19th century, the building appears to be in fair condition when viewed from the street. There are deteriorated weatherboards, timber verandah floor, timber base palings, and loose flashings to the verandah roof that are immediately visible.
The former Ballarat Hotel at 15 Patrick Street is historically and architecturally significant at a LOCAL level. It is associated with hotel developments in Stawell during the second half of the 19th century, and it demonstrates original design qualities of a rudimentary Victorian style. These qualities include the double gabled roof form that traverses the site, together with the hipped concave verandah that projects towards the street frontage. Other intact or appropriate qualities include the modest scale, single storey height, horizontal weatherboard wall cladding, galvanised corrugated iron roof cladding, face brick chimneys, stop chamfered timber verandah posts with projecting capitals, decorative cast iron verandah brackets and valances, central front timber framed doorway, and the timber framed four paned double hung windows.
Overall, the former Ballarat Hotel at 15 Patrick Street is of LOCAL significance.

Former Ballarat Hotel, 15 Patrick Street, STAWELL - Physical Description 1
The cottage at 15 Patrick Street, Stawell, is set on a modest sized allotment for the area, and has a typical front setback. The cottage has a garden setting comprising open grassed areas, perimeter garden beds with brick borders and some shrubbery. There is an introduced fence at the front with a scrolled metal gate.
The modestly scaled, single storey, horizontal timber weatherboard, rudimentary Victorian styled cottage is characterised by a double gabled roof form that traverses the site, together with a hipped concave verandah that projects towards the street frontage. Two early face brick chimneys adorn the roofline at the front and rear.
A feature of the design is the front verandah. It is supported by stop chamfered timber posts with projecting timber capitals, and is decorated with cast iron brackets and valances.
Other early features of the design include the central timber framed doorway, and the timber framed four paned double hung windows.
