Statement of Significance as recorded under the Queenscliff Heritage Study 2009
The former farmhouse at 85 Bellarine Highway is of historical and architectural significance to the Borough of Queenscliffe. Historically, the dwelling is significant as one of the oldest surviving properties in the Springs area, and evidence of the area's agricultural origins. Architecturally, while altered to the front facade, no. 85 Bellarine Highway is still demonstrably a late nineteenth century Italianate house with a symmetrical facade and presentation. It is also representative of similar properties and dwellings elsewhere in the area, albeit originally and rather unusually associated with a farm property.

Extract from the 2009 study
As built, the subject dwelling was a medium-sized Victorian Italianate house with a symmetrical facade and presentation, verandah, and hipped roof now with corrugated galvanised steel cladding, and plain face brick corbelled chimney. In later years the original open verandah was enclosed with a set of tall casements. There have been other more recent additions, all at the rear and held clear of the original house, and completed in weatherboard, in line with the original house material. The house sits on the public right of way rather than being setback with a front yard. A tall palm tree is located adjacent.
