Statement of Significance
The house known formerly as "Kardinia" at no. 52 Park Street Moonee Ponds, was built in 1911-12 for John Charles Hill. It is aesthetically important. This importance (Criterion E) is derived from the manner in which it creatively interprets aspects of the Arts and Crafts movement during the post Federation period and foreshadows the popular bungalow form of the following decade. The massing of the roof and its verandah with surmounting gable ended treatment are especially innovative for their time.

HOUSE (KARDINIA) - Physical Description 1
An unusual black tuck pointed red brick Arts and Crafts Bungalow with longitudinal gable roof with attic floor having lower level projecting gabled Wings with connecting turned timber posted corner verandah having curved bressemers. The massing and gable ended treatments are the most distinguishing stylistic elements, the gable ends being half shingled and half faced with strap work over cement sheet. Other elements include the faceted and rectangular window bays, tiny arched window, flat capped chimneys and dominant slate roof with terra cotta ridge cresting.
