Statement of Significance
Architecturally, a near complete and highly successful design in an uncommon style for Melbourne domestic architecture, but parallels closely with British themes: of regional importance.
Historically little is known of its owners, but the building seen with others in Leslie Road exemplifies the Edwardian period subdivisions for the middleclass in Essendon: of local importance.

HOUSE - Physical Description 1
As unusually composed attic-villa, derived from the Queen Anne in general character but also including other stylistic themes (Free Style) such as the conical roof to the porch, the stuccoed brick and the strong Oriental detailing of the timber verandah. Hipped and slated roofs without cappings, are further non-Queen Anne attributes, whilst the placement of half-timbered roof gables, at unusual angles to the main roof is a development of the Queen Anne's picturesque mode. The confinement of the site, does not enhance this, but some of the surrounding landscape is empathetic to the period.
Generally original except for the replacement of the presumed timber picket fence.
