Statement of Significance
The house at 22 North Western Road, St. Arnaud, has significance as a predominantly externally intact example of the interwar Californian Bungalow style. The design qualities of the house suggest that it was constructed in the 1920s or 1930s.
The house at 22 North Western Road is historically and architecturally significant at a LOCAL level. It is associated with residential developments in St. Arnaud in the early 20th century (1920s-1930s) and it demonstrates original design qualities of the interwar Californian. Bungalow style. These qualities include the major gable roof form, together with a verandah gable that projects towards the street frontage. Other intact qualities include the single storey height, galvanised corrugated iron roof cladding, horizontal weatherboard wall cladding, two early elongated painted brick chimneys with projecting concrete cappings, wide eaves, projecting flat roofed bay window at the front to one side, projecting rectangular door bay under the verandah, timber framed double hung windows with decorative leadlighting in the upper sashes, boxed timber framed double hung side windows, small boxed timber framed leadlight window, timber window brackets, timber framed doorway with transoms and leadlighted sidelight, timber verandah columns (with simple decorative timber brackets) supported by stuccoed brick piers with concrete cappings, stuccoed brick verandah balustrade with concrete cappings, and the decorative gable infill (battening and panelling and ventilators).
Overall, the house at 22 North Western Road is of LOCAL significance.

House, 22 North Western Road, ST ARNAUD - Physical Description 1
The house at 22 North Western Road, St. Arnaud, is set on a lengthy, sloping and elevated allotment. The house has a large front setback of at least 8 metres, with narrower side setbacks.The front is characterised by a substantial garden of shrubs and trees that date from the late 20th century.
The single storey, horizontal weatherboard, interwar Californian Bungalow is characterised by a major gable roof form, together with a verandah gable that projects towards the street frontage. These roof forms are clad in galvanised corrugated iron. At least two early, elongated painted brick chimneys with projecting concrete cappings adorn the roofline. Wide overhangs are features of the eaves.
The picturesque nature of the front facade is accentuated by the projecting flat roofed bay window to one side, together with the projecting rectangular door bay under the verandah. The early timber framed windows are double hung with early decorative leadlighting in the upper sashes. The early timber framed doorway has early transoms and leadlighted sidelight. There is also a small leadlight boxed window at the side, as well as a pair of boxed double hung windows supported by timber brackets.
The front verandah is supported by early timber columns (with simple decorative timber brackets), which in turn are supported by stuccoed brick piers with concrete cappings. The verandah balustrade is of similar construction.
Other early decorative features of the design include the gable infill (battening and panelling and ventilators).
