REVISED STATEMENT OF SIGNIFICANCE, CONTEXT, 2010
What is significant?
The two mature Bunya Bunyas (Araucaria bidwillii) associated with the bungalow (a now demolished building that was used to house engineers working on the construction of the Maroondah aqueduct). The row of Monterey Cypresses (Cupressus macrocarpa) planted to line the driveway from the roadway to the bungalow.
How is it significant?
The Bunya Bunyas and the Monterey Cypress drive are historically and aesthetically significant to the Shire of Nillumbik.
Why is it significant?
The Bunya Bunya trees and the Monterey Cypress drive are historically significant because they are associated with the Maroondah aqueduct project, which was a significant engineering feat and played a part in securing Melbourne's water supplies (Criterion A). The Bunya Bunya trees and the Monterey Cypress drive are historically and aesthetically significant as evidence of ornamental planting at a government departmental residence of the period and because they mark the important bungalow site. The Bunya Bunya trees and Monterey Cypress drive are also connected to the site's later use as a Presbyterian manse and serve as a reminder of the relative influence of the Presbyterian church in the Christmas Hills area (Criteria A & E). The Bunya Bunyas trees are aesthetically significant because they are large and mature, and such specimens are rare within the Shire (Criterion B).

The bunya bunyas are of regional significance:
- as rare and mature specimens
- for their probable link with the Maroondah aqueduct project, and
- as evidence of the ornamental planting at a government departmental residence of the period.
The Monterey cypress avenue may have local importance for:
- their possible link with the Maroondah aqueduct project Bungalo garden (plan not seen);
The Monterey cypress avenue, bunyas, other tree specimens and garden remnants at the former
Bungalow site are of local interest:
- for their marking of the important Bungalow site and
- their link with the site's later use for the Presbyterian manse, recalling the relative dominance and influence of the Presbyterian Church in the Christmas Hills area.

This site includes a mature Monterey cypress drive from the corner of School Lane and Ridge Road to the reputed former Bungalow site which now has a new house but with two-mature bunya bunyas CAraucaria bidwillii'), one notable and large, There are also several later Bhutan cypress CCupressus torulosa') with recent' Cupressus glabra' and remnant Hawthorn hedges in the paddocks below. Other trees are Italian cypress and immature Monterey pines. The bunya bunyas appear to be from the late 19th century
