It is aesthetically significant (Criterion E) as a highly picturesque and substantial villa of its type, further distinguished by its ornamental half timbered gable ends and in particular by the paired south facing gables recalling the seminal work of English Arts and Crafts architects including Edwin Landseer Lutyens (1869-1944), Niven and Wigglesworth and William Richard Lethaby (1857-1931).
