Statement of Significance
The house, constructed c.1890, and the privet hedge and Pepper Tree at 37-39 Doveton Avenue, Eumemmering.
How is it significant?
The house, privet hedge and Pepper Tree at 37-39 Doveton Avenue, Eumemmering are of local historic and aesthetic significance to the City of Casey.
Why is it significant?
HIstorically, this house on its large allotment is significant as an early building surviving in a highly urbanised area, reputedly once used as a stopping place for coaches travelling along the Gippsland Road and later, the home of the widow of Victorian Premier McLean. (AHC criteria A4, D2 & H1)
Aesthetically, the house is significant as a representative example of a simple Victorian cottage, a type that is rare in the Doveton/Eumemmering area. The pepper tree and privet hedge provide an appropriate setting and make the property a landmark in Doveton Avenue. (AHC criteria B2 and E1)

House - Physical Description 1
The Victorian timber house on its large allotment appears to be a fairly intact example of a Victorian villa. An early construction date is suggested by the lack of eaves in the roof and by the simple window treatment. Views of the house from the street are obscured by a substantial pepper tree in the front garden, probably dating from the construction of the house, indicating it to be at least 100 years old. The privet hedge is another feature of the property.
