Statement of Significance
The house, 3991, Wimmera Highway, Marnoo, has significance as an example of the concrete-built interwar Bungalow styled houses by the Melbourne architect, Leslie M. Perrott. Built in c.1932 with English Domestic Revival overtones, the house is predominantly externally intact and in good condition.
The house, 3991, Wimmera Highway, Marnoo, is architecturally significant at a LOCAL level. It demonstrates original design qualities of an interwar Bungalow style (with English Domestic Revival overtones). These qualities include the steeply pitched and complex roof forms, with the projecting gables and traversing gable that terminates into a jerkin head roof form at one end. Other intact or appropriate qualities include the asymmetrical composition, two storey height, stuccoed concrete wall construction, tiled roof cladding, stuccoed concrete chimneys with soldier course cappings and terra cotta pots, wide eaves with broad timber brackets, paired square timber verandah columns (with geometric fretwork between) and high stuccoed piers with projecting concrete cappings, timber verandah brackets, timber framed double hung windows, banks of timber framed casements with highlights (most with leadlightling), front timber and glazed door, and the decorative gable infill (timber shingling and stucco work). The rear gabled garage outbuilding also contributes to the significance of the place.
The house, 3991, Wimmera Highway, Marnoo, is historically and scientifically significant at a LOCAL level. It is associated with residential developments at Marnoo during the interwar (c.1920s-1940s) period. In particular, this house has associations with the Melbourne architect, Leslie M. Perrott, who took a great interest in concrete-built homes. This house represents one of a select number of interwar Bungalows of concrete construction that was unusual for the period.
Overall, the house off the Wimmera Highway at Marnoo is of LOCAL significance.

House, 3991 Wimmera Highway, MARNOO - Physical Description 1
The house, 3991, Wimmera Highway, Marnoo, is situated within a rural setting. The immediate surrounds are characterised by open grassed areas with some exotic trees and garden beds. An early gabled interwar garage outbuilding (of similar design and construction as the house) is situated at the rear.
The asymmetrical, two storey, stuccoed concrete, interwar Bungalow styled house is characterised by steeply pitched and complex roof forms that are reflective of English Domestic Revival design. These roof forms include the projecting gables at the front (including the verandah gable), and the gable that traverses the site and terminates into a jerkin head form at one end. There is also a gable that projects towards the rear. These roof forms are clad in terra cotta-like tiles. Three early stuccoed concrete chimneys with soldier course cappings and terra cotta pots adorn the roofline. Wide overhangs with broad timber brackets are features of the eaves.
An early feature of the design is the verandah gable. It is supported by paired square timber columns (with geometric fretwork between) and high stuccoed piers with projecting concrete cappings. Another early decorative feature of the verandah are the timber brackets.
The timber framed double hung windows and the banks of timber framed casements with highlights - most with leadlightling are early, as appears to be the front timber and glazed door.
Another early decorative feature of the design is the gable infill (timber shingling and stucco work).
