Statement of Significance
The house at 35 North Western Road, St. Arnaud, has significance as a predominantly externally intact example of a transitional Late Victorian/early Edwardian style. The design qualities of this house suggest that it was constructed in the late 19th or early 20th century.
The house at 35 North Western Road is historically and architecturally significant at a LOCAL level. It is associated with residential developments in St. Arnaud in the late 19th and early 20th centuries, and it demonstrates original design qualities of a transitional Late Victorian/early Edwardian style. These qualities include the hipped roof form that traverses the site, together with a minor hipped roof and return convex verandah that project towards the street frontage. Other intact or appropriate qualities include the asymmetrical composition, single storey height, galvanised corrugated iron roof cladding, horizontal weatherboard wall cladding, unpainted red brick chimney with a multi-corbelled top, modest eaves with timber brackets, stop chamfered timber verandah columns, cast iron verandah valances and brackets, timber framed double hung tripartite windows at the front, single timber framed double hung windows at the side, and the front timber framed doorway, four panelled timber door and sidelight.
Overall, the house at 35 North Western Road is of LOCAL significance.

House, 35 North Western Road, ST ARNAUD - Physical Description 1
The house at 35 North Western Road, St. Arnaud, is set on a regular-sized residential allotment with a front setback of approximately 8 metres. The house is situated on one side boundary, with a driveway along the other side. The front is characterised by an open grassed area with some perimeter trees and shrubs, and is bound by an introduced but appropriate timber picket fence, approximately 1200 mm high.
The single storey, asymmetrical, horizontal weatherboard, transitional Late Victorian/early Edwardian styled house is characterised by a hipped roof form that traverses the site, together with a minor hipped roof and return convex verandah that project towards the street frontage. These roof forms are clad in galvanised corrugated iron. An early unpainted red brick chimney with a multi-corbelled top adorns the roofline. Modest overhangs and timber brackets are features of the eaves.
The front facade is accentuated by the return convex verandah. It is supported by stop chamfered timber columns and decorated with cast iron valances and brackets. There are also early timber framed double hung tripartite windows at the front, with single timber framed double hung windows at the side. The front timber framed doorway, four panelled timber door and sidelight are also early.
