Statement of Significance
The house at 52 Queens Avenue makes a contribution to the predominantly single storey, Victorian styled residential streetscape. The transitional Late Victorian and Federation style of this house suggest that it was constructed in the early 20th century.
Although altered, the house at 52 Queens Avenue is historically and architecturally significant at a LOCAL level. It is associated with residential developments in St. Arnaud in the early 20th century, and it continues to demonstrate some original design qualities of a transitional Late Victorian and Federation style. These qualities include the asymmetrical composition, single storey height, and the dominant hipped roof form. Other intact qualities include the painted and lapped galvanised corrugated iron roof cladding, horizontal weatherboard wall cladding, two simple rendered brick chimneys, narrow eaves with paired timber brackets and the timber framed windows that flank the central front doorway.
Overall, the house at 52 Queens Avenue is of LOCAL significance.

House, 52 Queens Avenue, ST ARNAUD - Physical Description 1
The site at 52 Queens Avenue has visual connections with the significant, predominantly Victorian styled, single storey residential streetscape and the house on this site is generally in accord with the form, style, setbacks and construction of these houses. The transitional Late Victorian and Federation stylistic qualities of this house suggest that it was constructed in the early 20th century.
The front of the site at 52 Queens Avenue is distinguished by a landscape of shrubs and perimeter garden beds. The front setback of approximately 5 metres is typical for this street, as are the narrow side setbacks and the side driveway.
The asymmetrical, single storey, horizontal weatherboard, transitional Late Victorian and Federation styled house is characterised by a Federation styled dominant hipped roof form, and a skillion return verandah. These roof forms are clad in painted and lapped galvanised corrugated iron, and the verandah appears to be a later addition. Two simple, rendered brick chimneys adorn the roofline. Narrow overhangs and paired timber brackets are features of the eaves. The timber framed windows and central front doorway are also early, although the square timber verandah columns appear to be a more recent addition. The rear horizontal weatherboard wing which projects at the side is also an introduced addition.
