Cornish Row Heritage Precinct - Physical Description 1
The Cornish Row precinct consists of a row of mid to late Victorian houses on Albert Street, Sebastopol, just south of Docwra Street, and an archaeological site which is located between 363-379 Albert Street. The allotments are individual, contiguous allotments. The houses appear to date between c1860-1890.
All the places referred to are listed and illustrated in the Schedule of Properties of the Sebastopol Heritage Study (Context 2011).
The houses are located on the east side of Albert Street. Near this precinct, Albert Street is a moderate dual lane street with no kerb or channel, but a gravel strip then an area of grass that meets the front boundary of properties. The west side of the road also has an unsealed service lane.
Due to the location of these houses, south of the main area of settlement in Sebastopol, the allotments are larger and the houses are often set at the rear of the property, with one or more facing Magpie Gully to the east (e.g., no 371). The properties retain a rural setting which is often enhanced by mature gardens and trees.
The houses are all single-storey and vary in design and construction.
363 Albert Street has two dwellings located on the land. The first, on the northern portion of the block is is a post World War Two residence. The second is aa block fronted weatherboard house with an M-hip roof and slightly-concave verandah, both clad in corrugated iron. The verandah is supported by cast-iron fluted Corinthian columns and has an ornate cast-iron frieze and brackets. At the cornice are pairs of timber brackets.
365 Albert Street is a weatherboard house with a symmetrical facade consisting of four gabled ends with Picturesque Gothic scalloped bargeboards to the centre two gables and timber finials. The two central gables are smaller in size and slightly recessed, with a bullnosed verandah across them. There is at least one chimney evident, which is bichrome with a corbelled cap. The windows on the facade are one-over-one double hung sashes.
The facade of 371 Albert Street faces Magpie Gully. It appears that it is a block fronted house, with an M-hip roof clad in both slate and corrugated iron (the corrugated iron is evident from the west). There is large quoining (overpainted) at the corners of the facade and rear elevation. Like 363 Albert Street, the slightly-concaved verandah is supported by cast-iron fluted Corinthian columns and has an ornate cast-iron frieze and brackets. The front door, with four panels, and the pair of one-over-one sash windows appear to be original. At least one brick chimney, with a corbelled cap remains. A site visit is necessary to confirm construction details.
The facade of 373 Albert Street appears to face Magpie Gully. It is a basalt construction with what appears to be an M-hip roof, clad in corrugated iron, terminating in gables at the rear. The scalloped bargeboard and timber finial to the gable on the rear elevation match those of 365 Albert Street. A site visit is necessary to confirm further construction details.

An archaelogical site is located on vacant land at 365-369 Albert Street, adjacent to the residence described above at 365 Albert Street. The land has the remnants of a modest garden, and some rubble, probably associated with the residence .

Cornish Row Heritage Precinct - Integrity
Overall, the precinct has a high degree of integrity historically (as the Cornish Row) and a good degree of integrity architecturally. Minor alterations have occurred as follows:
- 363 Albert Street: Alterations include the replacement of the facade windows and surrounds with aluminium windows.

Overall, the precinct is in good condition.
