STATEMENT OF SIGNIFICANCE
The outbuilding at 245-247 Malop Street, Geelong, has significance as part of the commercial development of the two storey shop and residence in the mid 1850s. Probably designed by the Geelong architect, John Young in 1854, the complex as a whole is a legacy of early commercial developments in Malop Street. This outbuilding is in very poor condition, with evidence of substantial deterioration.
The outbuilding at 245-247 Malop Street is architecturally significant at a LOCAL level. Although altered and in poor condition, it still demonstrates some original design qualities of a Victorian vernacular style. These qualities include the simple hipped roof form clad in slate tiles, rendered Geelong red and blue brick wall construction (albeit substantially spalled), unpainted brick chimney with terra cotta pots, eaveless roofline, single window and doors openings, timber window and door frames, and the rendered masonry sills. The architectural significance of this outbuilding also relies on the retention and conservation of the two storey shop and residence fronting Malop and Swanston Streets.
The outbuilding at 245-247 Malop Street is historically significant at a LOCAL level. It is associated with commercial developments in Geelong at a very early period in the town's growth in the mid 1850s. In particular, this outbuilding probably has associations with Martyn Ryan, original owner who instigated its construction and the erection of the two storey shop and residence in 1854. The outbuilding may have further associations with the early Geelong architect, John Young.
Overall, the outbuilding at 245-247 Malop Street is of LOCAL significance.

Outbuilding - Physical Description 1
DESCRIPTION
The outbuilding at 245-247 Malop Street, Geelong, is situated behind a two storey c.1850s shop and residence at the corner of Malop and Swanston Streets. The outbuilding has a large frontage to Swanston Street, with a high timber paling fence along the boundary.
The single storey, partially rendered brick, Victorian vernacular styled outbuilding is characterised by a simple hipped roof form clad in early slate tiles. An early and altered unpainted brick chimney with terra cotta pots adorns the roofline. No eaves are another early feature of the roofline.Other early features of the design include the single window and doors openings, timber window and door frames, and the rendered masonry sills.
The cement rendered base walls appear to have been a later addition.
The outbuilding is almost ruinous in condition and exhibits numerous signs of deterioration including the substantial wall cracks, spalling render, missing window glazing, rising and falling damp, and the missing and loose roof slates.
Outbuilding - Physical Description 2
Two storey, possibly built in stages, with splayed corner entry, cellar & slate clad roof concealed by balustraded parapet, rendered chimney, rendered walls (ashlar to base & roughcast to upper) with quoining, mix of early & later openings incl. timber sash windows & French doors to rear of upper level with metal balustrades to balconies (possibly c1930 alterations).
