Statement of Significance
B Listed - Regional Significance
The cottage at 105-205 Groves Road is aesthetically significant at a REGIONAL level. Although in poor condition, it demonstrates original design qualities of an early Victorian vernacular style. These qualities include the corrugated iron and gauge gable roof with an early timber shingle roof underneath and a front skillion verandah. Other intact qualities include the two unpainted handmade brick chimneys, timber framed and paned windows, timber door, galvanised corrugated iron hipped roof extension, and the two front interior rooms consisting of coved, timber lined and stained ceilings.
The cottage at 105-205 Groves Road is historically significant at a REGIONAL level. It is associated with and contributes to an understanding of the dairy farm and milk delivery service established by the Bogan family in the 19th century.
The underground tank at 105-205 Groves Road is scientifically significant at a LOCAL level. It illustrates 19th century brick and cement tank construction, possibly based on J.C. Loudons Encyclopedia of Farm, Cottage and Villa Architecture of 1831. Overall, the cottage and underground tank at 105-205 Groves Road is of REGIONAL significance. Statement of Cultural Significance

Cottage, Wash House & Underground Tank - Physical Description 1
Description
The single storey, horizontal weatherboard, early Victorian vernacular styled cottage is characterised by a corrugated iron and gauge gable roof with an early timber shingle roof underneath and a front skillion verandah. Two early chimneys, constructed of handmade bricks, adorn the roofline. Two early timber framed and four paned windows are symmetrically arranged about a central timber door. At the rear is a hipped roof extension, that once comprised a wash house.
Internally, the two front rooms consist of coved, timber lined and stained ceilings.
An underground, brick lined tank is located to the northeast of the cottage. It is approximately 3m in diameter forming a conical shape. It is most likely constructed of handmade bricks and is cement lined. Description
