Statement of Significance
The house at 12 Kings Avenue, St. Arnaud, has significance as a relatively intact example of a timber Victorian Italianate style. The style of the house suggests that it was constructed in the late 19th century. At an early period, the house was occupied by a Mrs. Punshon (nee Wheeler).
Although altered, the house at 12 Kings Avenue is historically and architecturally significant at a LOCAL level. It is associated with residential developments in St. Arnaud in the late 19th century and it demonstrates original and appropriate design qualities of a Victorian Italianate style. These qualities include the main hipped roof form that traverses the site, together with the pyramidal window bay and ogee form verandah that project towards the street frontage. Other intact qualities include the horizontal weatherboard wall cladding, galvanised corrugated iron roof cladding, two unpainted brick chimneys with multi-corbelled tops, modest eaves with worked timber brackets, timber framed full length double hung windows, timber framed doorway and panelled door with side and high lights, and the verandah column and cast iron verandah valance.
Overall, the house at 12 Kings Avenue is of LOCAL significance.

House, 12 Kings Avenue, ST ARNAUD - Physical Description 1
The house at 12 Kings Avenue, St. Arnaud, forms part of a streetscape of significant, single storey, predominantly pitched roofed Victorian styled and interwar Bungalow styled houses.
The house has a frontage of approximately 6 metres, with a grassed front yard punctuated by trees.
The asymmetrical, single storey, horizontal weatherboard, Victorian Italianate styled house is characterised by a main hipped roof form that traverses the site, together with the pyramidal window bay and ogee form verandah that project towards the street frontage. These roof forms are clad in galvanised corrugated iron. Two early unpainted brick chimneys with multi-corbelled tops adorn the roofline, and there is also a visually intrusive recent air conditioning unit at ridge level. Modest overhangs with worked timber brackets are features of the eaves. The timber framed full length double hung windows, including the tripartite windows under the verandah, appear to be original or early. The timber framed doorway and panelled door with side and high lights also appears to be early. Although the verandah column and cast iron verandah valance appear to have been introduced, they are appropriate for the period of the house.
Notable alterations and additions to the house include the subfloor board cladding below the window bay and the small infill room at the end of the verandah.
