Statement of Significance
The house at 12 Houston Street, Stawell, has significance as a moderately intact example of a late Victorian style. Possibly built between the late 19th and very early 20th century, the house is reflective of residential developments in Stawell during this period. The house appears to be in good condition when viewed from the street.
The house at 12 Houston Street is historically and architecturally significant at a LOCAL level. It is associated with residential developments in Stawell during the late 19th and very early 20th centuries. It also demonstrates original design qualities of a late Victorian style.These qualities include the hipped roof form, together with the hipped concave verandah that projects towards the street frontage. Other intact or appropriate qualities include the symmetrical composition, single storey height, horizontal timber weatherboard wall cladding, galvanised corrugated metal sheet roof cladding, unpainted brick chimney with a multi-corbelled top, narrow eaves, timber verandah columns, central framed doorway, and the timber framed double hung windows.
Overall, the house at 12 Houston Street is of LOCAL significance.

House, 12 Houston Street, STAWELL - Physical Description 1
The house at 12 Houston Street, Stawell, appears to be set on an average-sized allotment for the area. The front setback is characterised by an open grassed area punctuated by shrubs and perimeter garden beds. The front is bound by a timber post and rail and cyclone wire fence that is approximately 1200 mm high.
The symmetrical, single storey, horizontal timber weatherboard, late Victorian styled house is characterised by a hipped roof form, together with a hipped concave verandah that project towards the street frontage. These roof forms are clad in green-painted galvanised corrugated steel. An early unpainted brick chimney with a multi-corbelled top adorns the roofline. Narrow overhangs are features of the eaves.
A feature of the design is the front verandah. It is supported by introduced square timber verandah columns and has an introduced and decorative solid timber verandah valance.
The symmetrical nature of the design is accentuated by the front facade. It has an early central framed doorway with an altered panelled timber and glazed door (and introduced security door), and flanking early timber framed double hung windows.
