Statement of Significance as recorded under the Queenscliff Heritage Study 2009
Sea View House is of local historical and architectural significance as an imposing and relatively intact two-storey timber residence from the mod Victorian period. The setting of the house includes mature tree specimens.

Sea View House. 27 Hesse Street, Queenscliff - Physical Description 1
Sea View House is a two-level, M-hip roofed, timber house with a two-level timber return verandah and a slated roof. The verandah originally may have had vertical timber balusters and fretted timber brackets,(7) but the balusters were replaced some time in the late 1880s with bellied cast iron panels, and panelled trellis work under the first floor line. Extensive trellis areas acted as screens to the south end of the verandahs and a timber rail. Cast iron balusters and timber newel posts encircled the ground level.
The original front door had panelled sides and top lights which have been removed as has the picket fence and gate.(8) Major elements of the garden are still there including a Canary Island palm, a large Moreton Bay fig and some peppercorn trees. (The interior could not be inspected).

Sea View House is a two-storey timber house with a hipped roof clad in slate tiles. The house is set back from Hesse Street behind a mature garden. The portion of the garden directly in front of the house is enclosed by a timber picket fence that sits upon a ruled render masonry base. The garden contains a mature Canary Island palm. The unfenced portion of the garden has a Moreton Bay fig. A lane extends along both the north and south sides of the property. A gravel path leads to a complex of units that are of more recent origin, which are designed in a mock period style, towards the rear of the house.
The house appears to have been built in at least two stages. The weatherboards on the lower level are beaded; those on the upper level plain on the upper level. A timber verandah of unknown origin extends across the north and west (Hesse Street) elevations. The verandah has square timber posts with timber fretwork at their tops and a timber balustrade. The roof of the verandah is a convex profile and is clad in corrugated galvanised steel sheeting. On the ground floor of the Hesse Street elevation there are double-hung sash windows that flank a four-panelled timber entrance door. On the upper level is a pair of timber double-doors with glazed upper panels.
