Statement of Significance
Statement of Significance as recorded under the Queenscliff Heritage Study 2009
Riplee is of historical and architectural significance to the Borough of Queenscliffe. It is of historical significance as an early twentieth century holiday house in Point Lonsdale. Architecturally, Riplee demonstrates the individual variation possible within Federation architecture. Unusual elements include the asymmetrical design with two gabled wings to the street, fenestration with solid reveals and casement subdivision with coloured panes, the floating gablet, and asymmetrical front door case with one sidelight panel. In contrast to this, however, Riplee shares its timber construction and verandah, with square-slatted verandah frieze, with many other broadly contemporary houses of the district. It is also quite modern in appearance and a very early example of more recognisably suburban architectural modes being transplanted to Point Lonsdale.

Riplee is a single-storey, weatherboard dwelling of Federation design, with an asymmetrical plan, return verandah, two gabled bays presenting to the front, and gabled and hipped roof forms clad in corrugated steel sheeting, including a floating gablet. The gables have expressed timber trusses. The verandah is elevated and accessed via a short flight of timber stairs with a simple timber balustrade; it also has a square-slatted verandah frieze. The window openings to the main bay have solid reveals and casements with coloured panes laid on their sides. The front door is located beneath the floating gablet, and has a single sidelight panel. The dwelling is quite modern in appearance for a 1906 house particularly in this area, although it may be that some of the current visible form and detailing is not original and has been added to the house. It is set in a large garden containing a number of ti-trees.[i]
