STATEMENT OF SIGNIFICANCE
'Paringa' at 44 Eastern Beach, Geelong, has significance as a reasonably intact example of the Federation style, and an important example of the work of the prolific Geelong architects, Laird and Barlow. Built in 1907 for George Frederick Walter, accountant, the house has experienced some alterations but appears to be in fair-good condition when viewed from the street.
'Paringa' at 44 Eastern Beach is architecturally significant at a LOCAL level. It demonstrates original design qualities of the Federation style. These qualities include the large gambrel roof form (with the projecting attic gable), rear gable roof that traverses the site and the minor gable that projects towards the street frontage. Other intact or appropriate qualities include the asymmetrical composition, predominantly single storey height (with attic spaces within the roof space), galvanised corrugated iron roof cladding, horizontal weatherboard wall cladding, two unpainted brick chimneys with rendered strappings and terra cotta pots, wide eaves with exposed timber rafters, return verandah under the main gambrel and projecting minor gable with timber columns and decorative timber work (including the shingle simulation to the corner valance, curved solid timber brackets, large timber arch, lattice fretwork, and the simplified timber fretwork valances that extend across the projecting minor verandah gable), projecting attic gable supported by timber columns with decorative timber fretwork and solid stuccoed balustrade, four panelled timber door and timber framed window within the attic, other timber framed double hung windows on the ground floor, timber framed ground floor doorway and the decorative gable infill (battening and panelling). 'Paringa' at 44 Eastern Beach is historically significant at a LOCAL level. It is associated with the development of substantial residences in Geelong in the early 20th century. In particular, this house has associations with George Frederick Walter, accountant and original owner from 1907, and continues under the ownership of the Walter family. The house also has associations with the prolific Geelong architects, Laird and Barlow.
Overall, 'Paringa' at 44 Eastern Beach is of LOCAL significance.

Description
The house known as 'Paringa' at 44 Eastern Beach, Geelong, is set on a contextually large allotment for the local area. The house has a substantial front setback, with one wide and one narrow side setback. The front consists of a mature and well-landscaped garden, and is bound by an introduced vertically-clad fence that is approximately 1500 mm high. Within the front garden is also an introduced capped cyclone wire fence.
The asymmetrical, predominantly single storey (with attic space), horizontal weatherboard, Federation styled house is characterised by a large gambrel roof form (with a projecting attic gable), rear gable roof that traverses the site and a minor gable that projects towards the street frontage. These roof forms are clad in galvanised corrugated iron. Two unpainted brick chimneys with rendered strappings and terra cotta pots adorn the roofline. Wide overhangs with exposed timber rafters features of the eaves.
An early feature of the design is the return verandah, formed under the main gambrel and projecting minor gable. It is supported by early timber columns with early decorative timber work (simulating shingling) forming the valance in the front corner. There is also early curved brackets and a large timber arch, although the lattice fretwork may have been introduced. Further simplified timber fretwork valances extend across the projecting minor verandah gable, with the timber and glazed screen and base walls possibly having been introduced.
Another feature of the design is the projecting attic gable. It is supported by timber columns with decorative timber fretwork and has a solid stuccoed balustrade. Within the attic is an early four panelled timber door and early timber framed window. The other timber framed double hung windows on the ground floor are also early, as is the timber framed doorway. The gable ends are decorated with battening and panelling.
Residence - Physical Description 2
Fine, mostly intact bungalow with partly enclosed verandah. Weatherboard, hipped and gable roof clad in corrugated metal sheeting, exposed rafter ends, brick chimney with rendered capping & terracotta pots. Roughcast with paired timber battens to front gable, roughcast balustrade to sleep-out. Return verandah with paired timber post, shingle boards, timber brackets & lattice arch. Paired timber sash windows, side entry.
