Statement of Significance
The house at 41 Seaview Avenue is aesthetically significant at a LOCAL level. Although altered, it still demonstrates original design qualities of the Federation style. These qualities include the interlocking hipped and gabled roof forms that project towards the street frontage. Other intact qualities include the horizontal weatherboard wall cladding, brick chimney, wide eaves, timber framed casement windows with leadlighted highlights, timber framed double hung windows arranged as a horizontal bank of three forming a projecting flat roofed rectangular bay, and the decorative gable infill (brackets, shingling, battening and stucco work).
The house at 41 Seaview Avenue is historically significant at a LOCAL level. It is associated with the Barwon Heads Estate subdivision of 1891.
Overall the house at 41 Seaview Avenue is of LOCAL significance.

Description
The site at 41 Seaview Avenue has visual connections to the substantial Norfolk pine to the south and to other single storey, horizontal weatherboard pitched roof houses of mixed styles and periods. This house has substantial front and side setbacks, with a driveway along the side. These setbacks are shown on the 1973 BHSA Plan of Drainage. The front is bound by an inappropriate timber pailing fence, approximately 1800mm high.
The asymmetrical, single storey, horizontal weatherboard Federation style house is characterized by interlocking hipped and gabled roof forms that project towards the street frontage. These roof forms appear to be clad in corrugated zincalume. An early brick chimney adorns the roofline. Wide overhangs are a feature of the eaves. The early timber framed casement windows have leadlighted highlights under the northern gable, while the early timber framed double hung windows are arranged as a horizontal bank of three under the southern gable and form a projecting flat roofed rectangular bay. The other timber framed windows appear to be recent, possibly forming infill for a former corner verandah and central porch.
Early decorative features of the design include the gable infill (brackets, shingling, battening and stucco work).
