REVISED STATEMENT OF SIGNIFICANCE (with AHC criteria)
The Cracknell orchard house is significant to the Nillumbik Shire:
- for the long association with Sam Cracknell who had a Colony-wide prominence in the 19th century in equestrian business pursuits ( Criterion H1);
- for the design of the house which is a rare and intact example in the Shire of what is a standard design Victorian-era timber house in some Melbourne suburbs ( Criterion B2);
- as a well preserved house from an early orchard in the district ( Criterion 02).

Cracknell orchard house - Physical Description 1
ELTHAM STUDY DESCRIPTON:
House Style late Victorian.
Design standard.
Plan rectangular.
Single storied.
Walls weatherboard clad, timber stud framed.
Roof hipped with shallow eaves, corrugated iron clad.
Features are the symmetrical front facade with its simulated stone facade, cast iron decorated verandah decorated eaves and the chimneys.
Hedges and Other Planting The garden is overgrown, but there are several hedge plants apparently symmetrically placed around the main axis centred on the front door and in relation to former beds, which are also evident by their placing and higher level.REVISED OR EXTENDED DESCRIPTON:
The house has cast-iron verandah detailing similar to an 1888patented pattern, round section posts with composite capitals, a concave hipped verandah, eaves brackets, symmetrical openings, and symmetrically placed dichrome brick chimneys. The design is a standard one for inner north and west Melbourne suburbs but is rare for the study area.
Since the Eltham heritage Study the garden beds cited above have been replaced with a new but related garden layout. Some new hedges have been established.Cracknell orchard house - Integrity
