Statement of Significance
1. Architecturally significant for the illustration of an atypical mansion house form incorporating a four sided cast iron verandah.
2. Architecturally significant for the unusual combination of a render balustrade and cast iron verandah columns .
3. Historically significant for the illustration of mansion house construction in Hawthorn during the 1880s.

174 Power Street - Physical Description 1
A two storey rendered mansion with three stage tower to the side. A verandah extends to two full sides and two quarter sides. The principal elevation is on the side, where the tower is centrally placed in the verandah to form a porch at ground floor and a room at first floor level. Springing from the central tower at ground floor level is a low balustrade which extends to the front elevation. It is interrupted centrally to provide access to the front lawn framed by render urns. The ground level verandah floor is patterned in black and white marble and edged in bluestone. The cast iron verandah columns rise from the balustrade piers. At ground level there is minimal decoration, only finely cast brackets. At first floor level the brackets are accompanied by cast iron balustrade panels. The ground level height is substantially greater than the first floor height .
At the eaves, elaborate paired brackets and flower modillions are used. A similar pattern is used on the third stage of the tower. The roof is simple, hipped slate. An extensive flats development at the rear has truncated the setting of the mansion on its reduced allotment.
