STATEMENT OF SIGNIFICANCE
37 Lawton Avenue is significant for its imposing design and the contribution this makes to the streetscape. The delicate timber fretwork is particularly noteworthy. It has an excellent degree of integrity and it is of local significance.

Residence - Physical Description 1
This Edwardian house is dominated by the large hipped roof and the delicate timber fretwork on the gable-end and the verandah. It is probably by the same architect or designer as 49 Lawton Avenue and 14-18 Aberdeen Street as the fretwork, windows, roof form, gable porch and the chimneys are very similar. The centrally positioned front entrance is flanked on either side by paired, long narrow windows and a token acknowledgement of its locations is given in the form of a slightly projected verandah section. The apparent symmetry of the plan form is offset by the symmetry of the front elevation. This elevation is unusual in that the front entrance is hardly noticed as the eye is drawn to the projecting able porch with its simply but highly effective timber fretwork.
