STATEMENT OF SIGNFICANCE
44 Lawton Avenue is a good example of a house design which is a transition between the Edwardian style as seen in many Lawton Avenue houses and the later Bungalow style. The immaculate condition of the house, fence and garden enhances the excellent integrity of the building. It is of local significance.

Residence - Physical Description 1
The single storey building is c lad in weatherboards and the hipped and gabled roof is clad in corrugate iron. It is a particularly interesting design as it reflects the transition between the Edwardian style, popular in the first two decades of this century and the Bungalow style, popular in the 1920s and 1930s. Elements commonly used in the Edwardian period include the dominant hipped roof and the return verandah formed by the continuation of this roof, the long narrow pairs of double-hung windows and the tall slender chimneys. Elements commonly used in the new style include the bow window and the prominent gable end decorated with timber shingles and brackets. The port hole window is an element characteristically used by architects Buchan Laird and Buchan. The building, fence and garden have been enhanced by an excellent maintenance program which is clearly sympathetic to their architectural and historical assets.
