STATEMENT OF SIGNIFICANCE
38-40 Western Beach Road has architectural significance at a local level. The building is a representative example of Late Victorian housing, a type which was once common in the Geelong region. It is an unusual mirrored pair of houses which are prominent in the streetscape. The residences have a high degree of integrity and retain characteristic siting, form and Late Victorian details including a decorative parapet, lacework, and faceted bays. The building forms part of the residential streetscape.-

Description
38-40 Western Beach Road is a mirrored pair of asymmetrical double fronted brick parapet Late Victorian buildings with a reasonably high degree of integrity. The rendered facades feature projecting bays with double hung sash windows . Unusual details include the decorative parapet with balustrade,heavycornice,corbelledchimneys and on both sides of the bays. The concave verandah has slender timber columns with a heavy iron valance and brackets. Both entrances are central and have sidelights and highlights with stained glass. The buildings sit on a bluestone plinth , and have concrete verandah floors and a small timber verandah balustrade which is similar in style to the parapet details above. On the side ofthe residences the windows have slight brick arches. The roof is a hip and there is a skillion at the rear.
Largely intact, attached pair, brick & render (now painted - possibly some stone), hipped roof concealed by balustraded parapet (with cornice), retains original chimneys with projecting capping.
Symmetrical facade with quoining & faceted bays at either end, central verandah with concave roofs, cast iron frieze, timber posts & brick party wall (with rendered capping & scroll).
