STATEMENT OF SIGNIFICANCE
The premises formerly known as List's building was apparently erected on 1847 as a two storey dwelling and a wool store for pioneer Geelong Merchant William Roope.
Built of Barrabool Sandstone with a facade of matching stone ashlar, this is one of the oldest surviving structures in Geelong and although of low integrity, it is of historical significance for its association with the early development of Geelong and the infant wool industry. The original austere Italinate design with the balustrade parapet of 1870 has been largely impaired by recent external renovation works.
