The house at 1 Maghull (9 Aintree) Street, East Brunswick is of local aesthetic significance to the City of Moreland.
Why is it significant?
Of aesthetic significance, as a good example of an Edwardian villa, which has an unusual U-shaped plan and fine timber detailing. (AHC Criteria D.2 & E.1)

HOUSE - Physical Description 1
The house at 1 Maghull Street, East Brunswick is a double-fronted Edwardian weatherboard villa, with a central verandah flanked by projecting wings (U-shaped plan), which actually faces Aintree Street rather than Maghull Street. Chimneys are red brick with decorative detailing, and pairs of terracotta chimneys pots. The house has a corrugated galvanised steel gabled and hipped roof, with a half-timbered gable screen to the south wing and a half-timbered gable infill to the north wing. Both gables are flying gables supported by fretwork brackets. Gables are clad in painted rough-cast, continuing as a roughcast band under the eave line to the side elevations. The south wing features a box window, with casements and multi-pane highlights; the north wing has a pair of casements with a single multi-pane highlight. The central verandah has an elegant fretwork frieze and decorative timber brackets to the timber verandah posts.
The west elevation retains a Victorian painted brick party wall, which faces north onto Maghull Street. There are rendered brackets and details to the upper part of the wall.HOUSE - Physical Conditions
