STATEMENT OF SIGNIFICANCE
25 Drumcondra Avenue is a fine example of the popular bungalow form with finishes and detailing in the Arts and Crafts mode. It is very unusual in Geelong West and has an excellent degree of integrity. It is of local significance.

DESCRIPTION
The basic form of the building is similar to the Bungalow style which was popular between 1920 and 1940 however many aspects of the design are reminiscent of the Art and Crafts movement of the late nineteenth century. The main gable of the roof traverses the site and a large gable projects at right angles to it. The latter gable forms a deeply recessed porch. A gablet near to the main ridge mirrors the dominant front gable. These aspects of the design are common elements of bungalows. The most noticeable influence of the Arts & Crafts movement is in the colour of the materials, particularly the red-blue clinker bricks, red-brown terra-cotta tiles and the dark stained timber and joinery. Other elements include the decorative brickwork which is especially noticeable in the fence and the chimney, the vertical strapwork on the tympanum and the design of the leadlight windows. The verandah infill is a later alterations.
