Statement of Significance
What is significant?
The house known as 'Bokhara', built by 1889, situated at 82 Maribyrnong Road, Moonee Ponds. The form, scale, and original external materials and detailing of the house contributes to the significance of the place.
Non-original alterations and additions are not significant.
How is it significant?
The house at 82 Maribyrnong Road, Moonee Ponds is of local historic and architectural significance to Moonee Valley City.
Why is it significant?
It is historically significant for its capacity to demonstrate along with other similar villas in its locale the manner in which the elevated land near the Ascot Vale and Moonee Ponds railway stations attracted prestigious villa residences during the Land Boom. (Criterion A)
It is architecturally and aesthetically significant as a richly ornamented villa for the area, especially distinguished by its balustraded verandah with coupled columns and the garden fountain. It makes a notable contribution to the historic character of the Lorne Street and Maribyrnong Road residential precinct. (Criteria E & F)

HOUSE (BOKHARA) - Physical Description 1
A richly ornamented Boom Style ltalianate villa, asymmetrical on plan with a faceted window bay and cast iron lace corner verandah distinguished by the use of coupled columns and cast cement balustrade. There is a timber frieze rail to the verandah incorporating the house name and an imposing flight of balustraded steps with urns to the entry. There are vermiculated quoins, a bracketed frieze and corrugated iron clad roof, the window to the projecting wing having colonettes.
HOUSE (BOKHARA) - Integrity
Condition: Sound. Integrity: High, garden includes an early four tiered cast cement fountain and sympathetic picket fence. Chimneys defaced.
