Statement of Significance
The house at 24 Ascot Vale Road, Flemington, was built pre 1881. It is aesthetically important (Criterion E) for its early bluestone construction and generous garden setting. It has historic value (Criterion A) as it assists in demonstrating the impact of the Essendon railway line on the settlement of the area.

HOUSE - Physical Description 1
The house is of symmetrical design with a Victorian M shaped hipped roof. The house is made of bluestone dimension stone with decorative polychrome brick quoining painted white. The existing verandah consists of simple square posts (possible replacements) and decorative iron fretwork. The brick chimney is reasonably intact and also contains polychrome brickwork. The roof has a tiled profile but originally would have been slate. Windows and doors have been replaced but original openings are clearly legible. Openings suggest original French windows. Condition: Sound. Integrity: Fair
Although the garden is now neglected, the spatial landscape settings are unusual and a strong reminder of earlier subdivisions.
Bluestone construction and generous front setback from Ascot Vale Road a strong indicator of a pre 1881 construction date.
