Statement of Significance
What is significant?
The house, constructed c.1890, at 104 Eglinton Street, Moonee Ponds is significant. It is an asymmetrically planned, red brick and stuccoed villa in an elevated garden setting with a steeply gabled wing closing off a return, cast-iron verandah; the general theme is Elizabethan revival, linked to the later Queen Anne, with banded chimneys, unusual cast-iron patterns, rosettes, parapet balls. The high degree of external integrity contributes to the significance of the place.
Non-original alterations and additions are not significant.

The house at 104 Eglinton Street, Moonee Ponds is of local architectural and aesthetic significance to the City of Moonee Valley.
Why is it significant?
It is architecturally and aesthetically significant as a highly successful and rare example of an Elizabethan revival design, on a modest scale and in near original condition with uncommon details including banded chimneys, unusual cast-iron patterns, rosettes, and parapet balls. The aesthetic qualities are enhanced by its elevated garden siting and high degree of intactness. (Criteria B, D & E)

An asymmetrically planned, red brick and stuccoed villa with a steeply gabled wing closing off a return, cast-iron verandah; the general theme is Elizabethan revival, linked to the later Queen Anne. Banded chimneys, unusual cast-iron patterns, rosettes, parapet balls, an intact picket fence, the quaint scale (see 15 Levien Street) and the elevated siting in a garden setting, distinguish this house.
