Statement of Significance
The house at no. 40 Ardmillan Street, Moonee Ponds was built in 1888 or 1889. It has historic value (Criterion A) to the extent that it demonstrates with other contemporary houses in the area the impact of the railway to Essendon in the settlement of the Municipality. It has aesthetic value (Criterion E) as a sophisticated Italianate villa of the late boom period, enhanced by its symmetrical plan form and elaborate ridge cresting.

HOUSE - Physical Description 1
A symmetrical late Victorian stuccoed Italianate villa with projecting wings either side of a concave cast iron posted verandah. Each wing has a projecting faceted window bay and there is distinguishing cast iron ridge cresting and an encaustlo tiled floor to the verandah. Landscaped setting.
