Statement of Significance
What is significant?
The house at 276 Ascot Vale Road, Ascot Vale, built c.1888, is significant.
Non-original alterations and additions to the house are not significant.
How is it significant?
The house at 276 Ascot Vale Road, Ascot Vale is of local historic and aesthetic significance to the City of Moonee Valley.
Why is it significant?
It has historic value (Criterion A) to the extent that it demonstrates with other contemporary houses in the area the impact of the railway to Essendon in the settlement of the Municipality.
It has aesthetic value (Criterion E) as a Italianate villa of the late boom period, which is enhanced by its tower and corner siting. It makes an important contribution to the historic character of this section of Ascot Vale Road, which forms part of the Byron Street, Elizabeth Street and Maribyrnong Road precinct.

HOUSE - Physical Description 1
An asymmetrically planned, face red brick and stucco Italianate styled villa, with a cast-iron decorated return verandah, a slated hipped roof and a parapetted tower over the entrance. Strong arch motifs visually link the entry with adjoining windows. The balustraded panels used, below sill level, in both house and tower windows, also occur in the tower parapet. Coloured brick and cemented string-moulds, eaves bracketing and vermiculated panels comprise the ornament. The tower has unusually applied pilasters, visually compressing the window opening.
The verandah has been renovated c.1915-20, with the addition of a brick balustrade and lead lighting; the cream brick string-moulds have been painted; extensive (visible) additions of an unsympathetic form but in matching brickwork at the rear; and a fence added more recently.
The house forms part of a precinct of late ninteenth and early twentieth century houses. The tower and corner site lend prominence, whilst adjoining houses of a similar period complement the house.
